Fake Window

I thought of this awesome idea that I'm going to do for one of my walls in my new home. I'm actually getting this huge poster (3 feet by 4 feet), and I'm going to cut it up into 9 pieces, and put each piece in it's own frame. Then I'm going to line the frames up, and put curtains on either side. The frames are really plain, so it's going to look like an intact window, and I think it'll be really impressive.

Rehab

Hello There,

If you have a problem with drugs, then maybe you shouldn't be surfing around on blogs. You'll be in good hands with their drug rehab program. It's among the best in the country.

What do you think?

I am really hopeful that since the sellers are taking so long to respond to my addendum, that they're actually considering it. I was afraid that I would give them a list of things to fix post-inspection, and they would just deny everything. Now I'm thinking that they're a little smarter than that, and I know that they just want to get the house sold.

It's YOUR Market!

Hello There,

I absolutely loved my time in the UK, and I will definitely be returning there soon. Till then, I wanted to let all my UK readers know about the classifieds website that I recently found. It's called Itsmymarket.com, and it was launched as a local classified ad provider in the UK. You can head on over there for community websites, local news and weather information, "what's on" guides, blogs to check out, and even free dating sites. There really is everything you could possibly need.

They have an absolutely awesome "core offering" of classified ads that you need to check out first. It will give you a taste of the entire site, and there's tons of cool information on there.

So make sure you check it out--I think you'll really like it.

Fixing Up

I recently read that not only is it best to get a home in the better area (even if it's not an ideal home), but it's also not worthwhile to improve a home to a degree that is better than the homes around it. I guess those two points go hand in hand. However, it's upsetting to buy a home and not be able to fix it up to the point that I feel comfortable and content in it.
Any suggestions?

List of Demands

Tonight I put together my list of demands for home repairs and credits. The inspection report listed a lot of little things, and I'm going to note almost every one. The hard thing is that I would rather put a total amount that I need credited, but I really don't know the true total. I feel like if I demand repairs, they will be done shoddily.

Home Inspection

Hello There,

I'm currently reviewing the inspection report. It looks like although there are no huge ticket items in need of repair, the place was definitely not well-maintained. Unfortunately, that means there might be hidden maintenance problems that I will not find until I've lived there awhile. That's why I encourage everyone to get a professional home inspection as well as a full year warranty before they commit to a home purchase.

Remote Desktop

Hello There,

One of the coolest things I recently learned a computer is capable of is the "remote desktop" feature. With this feature enabled on your computer, you can actually access, for instance, your work computer from home, or your home computer from work. It's really fantastic, and I'm sure it saves a lot of people a LOT of time in commutes, if they get home and realize that there's something they forgot to do on their work computer. Now they can just do it from home!

And I'm so excited to tell you about Techinline Remote Desktop. In my opinion, it's the best remote desktop service out there, and all you need to do is head over to techinline.com to see for yourself. The truly exciting thing about this service is it's ease and usability. Truly, you can access your desktop in seconds, with nothing more than an internet connection. Check it out--I bet you'll love it!

Running

Hello There,

Well, I was running this morning, and I completely wiped out. I skidded on the concrete and tore up my hands and my knee very badly. It's been a long and painful day since then, and it's so depressing, because I didn't get to enjoy the weather to it's fullest. I hope I've healed substantially by tomorrow...

Business News

I'm so pleased to say that my box company recently got a new contract, so we'll be growing quite a bit larger, and I think things are really looking up for the entire company. We were struggling for a few months there, and I was honestly worried about losing my job, but now I think we can finally rest easy. The greatest thing is that our new boss is really technologically-sophisticated, so I think he's going to take our business to the next millennium with a great website that can be seen by potential customers around the world.

Accepting the offer???

Well, I just heard from the realtor again, and it turns out that they are asking for actual information to prove that I have the liquid assets in my bank account. I didn't know this was an issue sometimes, but apparently it is. So, I just called my bank and had them fax over a mini-statement to my realtor (with the bank account number removed, of course). Hopefully, this will be sufficient for the seller to accept my offer. I am super-excited!!

Hello There,

I just wanted to take an opportunity to tell you about the site called Big Web Links that I recently came across. If you've never heard about Big Web Links, it's a search engine-friendly web database where you can links are sorted not by PR, as is the case with many sites, but by contribution amount. So you don't have to wait months to make sure that your link is high on the list--you just need to make sure you donate the proper amount of money.

As a webmaster, this is an awesome initiative, and I encourage all of you to check out the Big Web Links Directory.

Financing

Hello There,

I just heard from the realtor, and everything looks good. Apparently, for the property that I want to purchase, a contract went in a few months ago, and it was closed because the financing fell through. So the sellers are carefully checking into the financing, but I have nothing to worry about.

World Racing Forum

Hello There,

I am pleased to tell you about a Motorsport Forum that I recently came across online.

Since I'm moving to a new area, I was worried that my destination would be lacking in people interested in auto racing like me. I was sad that I would lose the base of people that I hang out with each week to watch motorsports and talk about the latest news in auto racing. In order to fill that void, I searched online for a community that would replace my auto racing friends. I'm pleased to say that I found it at Motorsport Forums. These forums are already immense, and they are the fastest growing motorsport community, so you know that they're only going to get bigger and bigger. You can meet people from all over the place with similar interests, and an authentic love of motorsports. If nothing else, you can be guaranteed to find a fun motorsport discussion experience in these forums, and that's a promise. I was amazed at the diversity of people that love motorsports, and it was so fun to chat with them about their specific auto racing interests, and how they became interested. Many of these people have loved auto racing since they were young children, and they are very knowledgeable about the sport.

So get yourself over to the Motorsport forum--as a member you'll receive awesome benefits, including the chance to (1) Post your own topics for discussion and participate in discussions and polls posted by others; (2) Upload and download videos and pictures that you've taken or that other users have posted to share; (3) Play in the WRF Prediction, Fantasy and BATracer Leagues (my favorite of the member benefits); (4) Buy and sell motorsport merchandise--and you're guaranteed to find exactly what your looking for!; (5) create your own avatar from an extensive gallery to use in the forums; and last but not least, (6) have access to a unique, ad-free (I know that's a big deal for many of you) discussion environment.

And there are lots of other benefits--but you need to check it out for yourself to find out about those!

If, like many people, you are passionate about auto racing, then the World Racing Forum is the absolute best place you can go to get in tune with an entire community that shares your interest. Personally, I had no idea that so many people were interested in auto racing, and it was so refreshing to meet a group of people just like me. I guarantee you'll be glad you met this community of genuinely nice, auto-racing-loving people!

Stumbling

Hello There,

I know I've been talking about real estate a lot, because I am getting ready to purchase my new home. But I also wanted to mention a totally awesome thing I found on the internet called stumbleupon (I like to talk about technology too!)

Stumbleupon is another web 2.0 installment. You can select the categories of things you're interested in, and then it will take you across the internet, according to your selections. You'll find thing you didn't know existed, it's pretty cool.

Home Values

Hello All,

Now that I am nearing ever closer to being a first time home owner, I wanted to write a little about house values in other areas. In the area I'm looking, you cannot get a nice townhouse for under 200K. In contrast, my parents live in an area where you can get a relatively nice single family home for half of that. It's difficult to process how home values could be so different in different regions, but it's absolutely a fact.

To get a really great idea of the value of homes in your area, or in the area to which you are relocating, you need to check out www.valuesinfo.com. It's really a great site, and the information that they've got for you is really the best quality and most in depth information that you're going to find on the internet. I was personally looking for Maryland house values and Maryland real estate values, but this site has information about property values in every state. You'll be sure to find what you need.

Short Mortgage

Hello There,

Well, I was just interested in finding out what others think about my real estate investment idea. Since I know that in 10 or so years, I'll want to move out, I don't want to pay a whole bunch of money toward interest in a 30 year mortgage. So I want to pay this one off AS FAST AS POSSIBLE, so that I can move on with a big stack of cash in my pocket.

Has this method worked for any of you?

Interracial Dating

Hello There,

As an interracial individual, it might be difficult to find a mate. Found a place

Well, I saw five more homes today, and I think I've finally chosen one--assuming it doesn't go under contract with someone else in the next 24 hours...

It's not the type of house that takes your breath away, but at least I know that I can afford it. And ultimately, I can trade up and have a nice profit, assuming everything goes as planned.

Investments

Attention Day Traders, Investors, and Gamblers!!

I found this really interesting site, and I want to encourage you all to check it out. At TinyURL.com, you can Register now for a free practice trading account!

With retail forex trading online, you can buy and sell different currencies with the flux of the interest/exchange rate landscape. This is an awesome way to invest online, and you can take part any time of the day or night. I would definitely recommend that savvy investors get in now: this is easily the most rapidly growing investment site on Earth.

Also check out FXSolutions for more on online forex trading. This is a great site to get you started. In fact, you can download free trial trading software, so you can see for yourself the magnitude of this site. As a young investor, I'm so happy I came across fxsol.com.

Soon, you'll be on your way to a new investment for your portfolio. Hope it works out for you!

Under Contract...

Hello There,

Unfortunately, one of the six places I was interested in went under contract yesterday. I wouldn't have known, except I printed out the listings for each one today (on my new laser printer!) and I noticed that one of them said CT/NO KO (contract, no kick out clause) on it! Oh well, that was 4th out of 6 in terms of niceness, at least my top three are still active listings. I just hope none of the other properties follow suit.

The Funny Pages

Hello There,

If you're sitting at computer today, maybe you should get some laughter into your day. One of the best sites to check out for this us called funnypop.com, where you can see lots of Funny Pictures--and comics. You're seriously going to love this site, especially if you were looking for something to brighten your day! I personally find that a little laughter can make the day go by so much faster, and you can even print them out and put them on your desk at work for a great conversation starter! For Sale by Owner

Hello There Fellow Home Sellers and Shoppers,

What do you think about buying a house that is listed as for sale by owner? I personally think I feel more comfortable working with a realtor, but recently, I've gotten frustrated with all the secrecy and politics surrounding the purchase of a house, and I'm appalled with the information that realtors will hold back if they are not directly making money off of you. Plus, my friend Suice had a great experience going through the "for sale by owner" process from the seller standpoint, when she sold her first house. Although it was a bit more work, she was definitely pleased with the thousands of dollars she saved, and she said she would do it all again in a heartbeat.

While trying to learn more about the for sale by owner process, I found a site called obares.com, where you can get lots of information about real estate services. This site specializes in for sale by owner information, and I found it to be a great resource, particularly if you are first time home buyer, like me, and you don't want to be taken advantage of by greedy sellers.

The site is beautifully laid out in "tab format" and you can find plenty of tips for any point in the home transaction process--buying, selling, legal forms, etc. In particular, I found their calculator section particularly helpful, especially the feature that connects you to a Free Credit Report Online. As we all know, the purchase of a house is HUGE, and before you even think of that, you need to secure a home loan. And of course, loaners want to see that you have a clean credit report.

So, you can check out this site to make sure your credit report is golden, and then get ready to purchase your home!

On the road

How exciting!

What a Great Idea!

Wow! I just had to include a little information on this awesome site I found. It's called www.BookmarkAll.com, and it's the innovative advance in internet technology that's going to help all of us.

Basically, it's online software that will allow you to save your bookmark list, and access it from any computer. This is going to totally decrease the amount of time you waste searching for obscure sites on other people's computers. You can just bring up your bookmark list, and voila! you're on your way to the sites you were looking for in a fraction of the time.

You really need to check out this awesome new feature, and just imagine the extended possibilities! In addition to being able to pull up your list of favorite websites from any computer, you can also save a website to your online list while, for instance, at work, where your boss wouldn't be too happy that you are surfing the web instead of working! Plus, it's a great way to consolidate all your favorite sites--no matter where or when you found them, you know they'll all be in the same place in the end. I have always thought it was silly that the bookmark list is saved to your computer instead of some internet site, so this is the best thing that's happened since sliced bread--at least in my opinion!

Super Late

I know it's really late, but I was finishing up some work, and I thought I would close out the night with a little blogging. Now that I am looking at homes, I am also looking at home furnishings. One of the first purchases I plan on making is a poker table, and I already found the perfect company, that specializes in poker tables. Hello There,

I'm getting all ready to look at homes this weekend, but I am starting to get bummed out by the realtors. Although my buyer's agent is being fine, the sellers' agents are giving me a hard time, because I asked them a few questions without them actually becoming "my" realtor. It's amazing--it's like they won't do a lick of work without getting paid a ton...

Algonquin

Hello There Fellow Home Buyers,

Now that I'm getting ready to purchase a home--be it single family or townhouse--I am really becoming interested in everything real estate. That's why I'm so glad that I learned about Algonquin Real Estate, where you can get tons of information about this beautiful and quickly expanding community. Click on the link above, and you'll go directly to the Advantage Realty site, where you can search listings for homes in this development, as well as in the greater McHenry County.

These homes are located directly along the river in the Fox River Valley. As you know, homes close to the waterfront are always the most desired, and the reason is because you really can do tons of things when you live near the river that you just cannot access when you're landlocked. Just imagine taking a boat ride, or just running with the fresh aquatic air in the lungs as you take in the wonderful river view.

It's a hard word to remember, but once you learn about Algonquin, you'll never forget them! Check them out if you're interested in real estate. You'll be glad you did.

Rehab Loans

I'm getting ready to purchase a home, so it was so interesting to learn that some mortgage lenders will offer things called "rehabilitation loans." Did you know about these? They allow you to purchase that fixer upper and immediately have the money to put into improvements. That might come in handy if you're looking to purchase your dream home!

AIMPromote

Hello Everyone,

I recently was looking around at different types of lead management software, because I didn't know too much about lead management, and a client had mentioned it. In this day and age, one cannot fall behind in technology, and I felt like a fool, since I had nothing to say about lead management.

AIMPromote came to my rescue--when you check out their website, you'll see that their logo actually looks like ompromote with a dot over the "o," so I don't think they are affiliated with AOL Instant Messenger as I had initially assumed. I later learned that AIMPromote offers an awesome version of lead management that will allow you to track your business down to the dollar with an impressive integration of financial management, and tracking of who visits your online company.

If you have any interested in lead management, then AIMPromote is the site to check out first. They offer a free 14-day trial to all interested persons, so you have nothing to lose. Plus, no matter what option you choose, AIMPromote offers all of their customers their very best, and all the requisite benefits are included with every purchase package. This is a feature that I find particularly impressive, because unlike so many companies, AIMPromote actually doesn’t pressure consumers into buying the most expensive package just to get access to all their features. Instead, you are encouraged to choose the package that works best for you, and AIMPromote will still guarantee that all their features will be included, no matter what package you choose.

So make sure you head over to AIMPromote's website for all your lead management needs. If you have an online business, this site is essential to your success, and you really have nothing to lose!

Women Only

Don't read this post if you are a man. Avert your eyes!

Ok, ladies. Did you know there is a site out there where you can search and post about cheating men and abusive men? WomanSavers.com-World's Largest Database Rating Men. Imagine if we could get EVERY woman in America going to this site, all the scumbag men we could uncover and protect each other from (see why I told those men not to read). This site also is a great resource for any unfortunate woman who has been abused or cheated on, and has some great help resources.

Hello There Frequent Fliers,

I found a great site called DialAFlight, where you can check out an awesome selection of destinations at rates that no other company can beat--I mean it!

So check them out whether you are traveling within the UK, or to somewhere completely different. You'll be glad you did.

What's a good investment

Well I found a really great town that might be the perfect place for me to find a home. It's on the cheaper side (when cheaper for a townhouse is $250,000...), but the main thing is that I think it will have a high resale value. I am really trying to make a good investment on this property, because I know I won't be there for more than 10 years. Any advice?

Thanks!

Vonage

I think I may get Vonage when I move to my new town house (whenever that will be). I've been hearing a lot of buzz about it lately and have seen a lot of commercials (I love their commercials!). Well, this is a text commercial for Vonage. I hope I can live up to the calibur of the television ads. I didn't know too much about Vonage until recently, so I thought I'd try and educate a little bit. With Vonage, you get a TON of features that are already included in the price of your phone (they don't nickel and dime you to death for them). Here's some of the stuff you get:
* Dialing 911
* 3 Way Calling
* Caller ID with Name
* Call Hunt
* Call Waiting
* Personalized Voicemail
* Call Forwarding
* Call Transfer
* Caller ID Block (*67)
* Repeat Dialing
* Call Return (*69)
* International Call Block
* Network Availability Number
* Bandwidth Saver
I don't even know what a few of those are. Like "Call Hunt," what is that?? Leave me a comment if you know! The best parts are these though. First of all, the price, only $24.95 a month, you can't beat that! Second of all, I get to Keep My Existing Number. I've told way too many people my number, I can't be bothered to switch now!

New Realtor

I think I might try and find a new realtor. When you are a buyer, you don't really have a contract with the realtor, so you are kinda free to leave if you feel he or she isn't doing a good enough job. It's not that mine isn't doing a good job, it's just that she's SOOOOOO slow. I mean, I know she has other clients, but at least make me feel like I'm SOMEWHERE near the top of her priorities!

A New York Break

Hello All,

If you've read any or all of my previous posts, then you've probably seen that I have been relatively stressed out. I am going through my first ever real estate purchase, plus I recently got a new boss, and life is wearing me out.

That said, I think it's the perfect time for a weekend away to recharge and come back to the real world anew. If you are thinking the same thing, then you came to the right post, because I recently found some information about weekend vacations to New York, that I'd like to share with you. So Visit New York--I guarantee you'll be fresh and ready to take on the world when you get back!

Ethics

Hello There,

Now I'm getting into some ethical issues with real estate, and I'd like some advice. I have been having problems with a lack of communication or a slow uptake with my realtor, and I've considered working with a different one, because I want to get this house purchase over with, and it seems like I am missing my chance. Now, others have suggested I find a different realtor, but how do I break it to the first one? It's such a dilemma...

Gift Certificates

Hello There,

As a self-proclaimed awesome gift giver, I often avoid Gift Cerificates, because I want to find the best gift for the person, and I sometimes feel like a gift certificate is a cop-out. However, there are some people that are just so picky, that there's nothing you can get them that they'll really like. Those people simply require Gift Cerificates because there's nothing you could find that they would like better than something THEY could find for themselves at the same store.

When you're looking for gift certificates next time soon, be sure to check out the link above. They're your one stop shop for the best gift certificates around, and their selection is excellent.

I think it's better to get the cheapest home in a nice neighborhood, but my friend thinks I should look at the home that's the "best value" i.e. in a not so nice neighborhood, but at a nice price. I'm really not sure she's right, because I really thought that a buyer can get more return on their gain if they purchase low and fix it up--but only if they are in a neighborhood where nearby homes cost much more. Please feel free to chime in...

Preconstruction?

Hello All,

I just wanted to devote much of this day to blogging about real estate, because as a first time buyer, I can really use all the help I can get. I was hoping that today I could glean some advice from more experienced property owners. So if you come across this post, please share your stories!

While surfing the internet this morning, I came across an interesting site with information about preconstruction--the site itself is for an investor group specializing in preconstruction real estate. They are currently promoting a free e-book on the subject.

I'm interested in your own stories, because although I don't personally know much about preconstruction, I have a friend who recently locked in an interest rate and started paying on a townhouse in a community that is still being developed. It sounds like her experience is going well so far, but I've read that sometimes the developer is nearing the end of their term and just wants to save money, so they scrimp on the last few homes and really rip off their buyers. Did this ever happen to any of you? I think that preconstruction can be a good investment--but like all investments, there are inherent risks.

Either way, just make sure you make a well-informed decision when it comes to preconstruction properties. One of the best ways you can do that is to check out the preconstruction e-book that offers information about group buying concepts that will maximize your benefits and reduce your risks.

Other Bad Experiences?

Have any of you had bad experiences with your realtor or lender when you were purchasing your first property? Since I don't really know the protocol or have any past experience, I don't know if what I am going through is common for the real estate market, or if I should look elsewhere for a realtor. Your comments would be much appreciated.

Property Investment in Cyprus

Hello There,

Since I have been talking so much about purchasing real estate, I had to tell you about the Cyprus Property Boom that I've recently heard about. Although I will not personally be purchasing property in Cyprus (an island in the Mediterranean), I do recommmend it. The weather is gorgeous there, and it is absolutely a buyer's market!

If you're interested in purchasing homes in Cyprus, then check out the following article.

House Hunting

Hello there,

This house hunting is really taking a lot out of me. It's an exhausting process, especially when the homes I am looking at are not in the area that I currently live in. It seems like everything takes a little longer when you're doing it from a distance, and by the time I decide a like a place, it's already under contract. This has happened four times so far!

AT&T, Cingular, ?!

I was driving along recently, just listening to the radio, and I heard a commercial that Cingular is becoming AT&T. I was like, "wait a minute, didn't AT&T recently become Cingular?" And now it's going back? I don't know what is behind this weird "reverse merger," but maybe you do, so I'm proposing it on this post. What do you think about all this? I personally think AT&T is a more widely known name than Cingular, but at the same time, maybe more people are sick of AT&T by now and want something new--like Cingular--to fit the bill.

Well, with all that said, given the new merger, it's time to take advantage of new AT&T phones from Wirefly. As you know, whenever a phone company broadcasts a name change, or a merger, or anything big, they like to offer a great new deal, so this would be a great time to get a contract with AT&T-turned-Cingular-turned-to-AT&T. I heard they are offering some really great deals, and with Wirefly, you can get an awesome new phone to go with your new contract. And I'm not talking about the junky free phones that the phone company offers (like I got with Verizon...just a sad little Samsung that's on it's last leg after being dropped on the ground, but that's another story), I'm talking about the kind of phone that people are going to think you paid big money for! For instance, one of their offers is the totally hip Apple i-Phone.

Seriously, check out Wirefly, you'll think they're too good to be true. But actually, they're just a great company with great phone deals. It's all they do, so they've made it their mission to be the best.

Coal?

Hello there,

I sent off an email to my realtor asking what she thought of a particularly lowball offer for the home that I like, but that will need LOTS of updates. It's basically frozen in the 70s, and it's going to take a lot of money to make it look nice. That includes a completely renovated kitchen and of course, new carpeting or hardwood floors, and obviously new paint. It needs a lot, so I don't want to start off with a huge mortgage. But it's in a great neighborhood, so if I could fix it up, I would have a real gem.

Right now, it's a diamond in the rough...but maybe it's just coal.

Choosing an area

Hello there,

One of the most important things about making sure I get the right townhouse is actually SEEING it. For many people, this is no big deal, but for me, it's a problem, because the townhouses I'm looking at are relatively far away, and it's not easy for me to just drive around and look at places. But at the same time, I want to make sure I know the neighborhood before I put an offer on a home. Does anyone know of any good websites to get demographics on an area, or even descriptions of certain communities?

So far, I'm basing most of my information on epodunk.com

Charleston Boat Detailing

Hello there,

Meteorologically speaking, spring is here (it began on March 1st), and I can already feel the air changing--becoming warmer, more mild and balmy, and just wonderful in general.

With the weather getting nicer, more and more people are going out and purchasing boats. And it seems like the cool new thing to do is get your boat detailed--and I don't just mean writing the name of your boat on the side. That's for people that just don't really care HOW their boat looks, and I'm sure you're not one of those people!

You'd be amazed at the kind of detailing that is available to boat owners these days. Overall, the best boat detailing I've found has been with the Charleston boat company. Their detailing is not only precise and beautiful, but also durable and high quality, which is particularly important on an object like a boat that is always exposed to the elements.

So whether you already own a boat and want to update the detailing or if you are thinking about purchasing a boat in the near future, Charleston boat is the best place to go, bar none. And they have a convenient website where you can learn all about them from the comfort of your home!

Deciding on a home

Hello there,

Well I have definitely decided on the area where I want to live, but I still need to think about whether I want to get a "fixer upper" or a new home. Moreover, I need to decide whether I want to go with one of the places I really like now, or if it would be better to wait until the spring, when the real estate business picks up.

Any suggestions?

Backup

You know a website means business when they have a really awesome domain name. I bet IBackup of IBackup - Online Backup and Storage is just such a site. Think about it, if they weren't serious into doing business they could probably sell a domain name like that for several thousand dollars. But they wouldn't do that. They're quickly becoming a leader in online backup and storage, and with the way the internet is progressing, that's gonna be a big sector really soon. Laptops are getting smaller and more mobile...wireless internet is popping up more and more places...having all of your files stored online as opposed to a hard drive is certainly starting to make a ton of sense.

Training the boss

You'd think that my boss would be helping me do my job. But it's the other way around. She's the new one here at the box company and still doesn't understand the computer software we use. Not that I'm an expert, but I know more than she does. They should've just hired me to be the boss!
