I recently heard from our realtor that the disclosures on the townhome I'm interested in have been faxed to her (but I don't know if they look good or not), and moreover, it also appears that the listing agent presented both offers (mine and someone else's) to the seller this afternoon. Yikes

Well now I'm getting a little nervous about this whole contract thing, because all the real estate agents tell you that "time is of the essence" when you're going to contract on a home, and yet it doesn't seem as stringent as I once thought it was.

If these people are going to say that time is of the essence, then they really should stick to their guns. Particularly, when I put in an addendum that the sellers have three days to ratify, I want it done within three days, not five!

Do any of you have any similar stories? With the price of a house these days, I just want to make sure I'm doing all the right things.

Fake Window

I thought of this awesome idea that I'm going to do for one of my walls in my new home. List of Demands

Accepting the offer???

Well, I just heard from the realtor again, and it turns out that they are asking for actual information to prove that I have the liquid assets in my bank account. I didn't know this was an issue sometimes, but apparently it is. So, I just called my bank and had them fax over a mini-statement to my realtor (with the bank account number removed, of course). Home Values

Hello All,

Now that I am nearing ever closer to being a first time home owner, I wanted to write a little about house values in other areas. In the area I'm looking, you cannot get a nice townhouse for under 200K. In contrast, my parents live in an area where you can get a relatively nice single family home for half of that. It's difficult to process how home values could be so different in different regions, but it's absolutely a fact.

To get a really great idea of the value of homes in your area, or in the area to which you are relocating, you need to check out www.valuesinfo.com. It's really a great site, and the information that they've got for you is really the best quality and most in depth information that you're going to find on the internet. I was personally looking for Maryland house values and Maryland real estate values, but this site has information about property values in every state. You'll be sure to find what you need.

Short Mortgage

Hello There,

Well, I was just interested in finding out what others think about my real estate investment idea. Under Contract...

Hello There,

Unfortunately, one of the six places I was interested in went under contract yesterday. I wouldn't have known, except I printed out the listings for each one today (on my new laser printer!) and I noticed that one of them said CT/NO KO (contract, no kick out clause) on it! Oh well, that was 4th out of 6 in terms of niceness, at least my top three are still active listings. I just hope none of the other properties follow suit.

Hello There Fellow Home Sellers and Shoppers,

What do you think about buying a house that is listed as for sale by owner? I personally think I feel more comfortable working with a realtor, but recently, I've gotten frustrated with all the secrecy and politics surrounding the purchase of a house, and I'm appalled with the information that realtors will hold back if they are not directly making money off of you. Plus, my friend Suice had a great experience going through the "for sale by owner" process from the seller standpoint, when she sold her first house. Although it was a bit more work, she was definitely pleased with the thousands of dollars she saved, and she said she would do it all again in a heartbeat.

While trying to learn more about the for sale by owner process, I found a site called obares.com, where you can get lots of information about real estate services. This site specializes in for sale by owner information, and I found it to be a great resource, particularly if you are first time home buyer, like me, and you don't want to be taken advantage of by greedy sellers.

The site is beautifully laid out in "tab format" and you can find plenty of tips for any point in the home transaction process--buying, selling, legal forms, etc. In particular, I found their calculator section particularly helpful, especially the feature that connects you to a Free Credit Report Online. As we all know, the purchase of a house is HUGE, and before you even think of that, you need to secure a home loan. And of course, loaners want to see that you have a clean credit report.

So, you can check out this site to make sure your credit report is golden, and then get ready to purchase your home!

What a Great Idea!


Wow! I just had to include a little information on this awesome site I found. It's called www.BookmarkAll.com, and it's the innovative advance in internet technology that's going to help all of us.

Basically, it's online software that will allow you to save your bookmark list, and access it from any computer. This is going to totally decrease the amount of time you waste searching for obscure sites on other people's computers. You can just bring up your bookmark list, and voila! you're on your way to the sites you were looking for in a fraction of the time.

You really need to check out this awesome new feature, and just imagine the extended possibilities! In addition to being able to pull up your list of favorite websites from any computer, you can also save a website to your online list while, for instance, at work, where your boss wouldn't be too happy that you are surfing the web instead of working! Plus, it's a great way to consolidate all your favorite sites--no matter where or when you found them, you know they'll all be in the same place in the end. I have always thought it was silly that the bookmark list is saved to your computer instead of some internet site, so this is the best thing that's happened since sliced bread--at least in my opinion!

Well I found a really great town that might be the perfect place for me to find a home. Vonage

I think I may get Vonage when I move to my new town house (whenever that will be). I've been hearing a lot of buzz about it lately and have seen a lot of commercials (I love their commercials!). Well, this is a text commercial for Vonage. I hope I can live up to the calibur of the television ads. I didn't know too much about Vonage until recently, so I thought I'd try and educate a little bit. With Vonage, you get a TON of features that are already included in the price of your phone (they don't nickel and dime you to death for them). Here's some of the stuff you get:

New Realtor

I think I might try and find a new realtor. When you are a buyer, you don't really have a contract with the realtor, so you are kinda free to leave if you feel he or she isn't doing a good enough job. It's not that mine isn't doing a good job, it's just that she's SOOOOOO slow. I mean, I know she has other clients, but at least make me feel like I'm SOMEWHERE near the top of her priorities!

I think it's better to get the cheapest home in a nice neighborhood, but my friend thinks I should look at the home that's the "best value" i.e. in a not so nice neighborhood, but at a nice price. I'm really not sure she's right, because I really thought that a buyer can get more return on their gain if they purchase low and fix it up--but only if they are in a neighborhood where nearby homes cost much more. Preconstruction?



Hello All,

I just wanted to devote much of this day to blogging about real estate, because as a first time buyer, I can really use all the help I can get. I was hoping that today I could glean some advice from more experienced property owners. So if you come across this post, please share your stories!

While surfing the internet this morning, I came across an interesting site with information about preconstruction--the site itself is for an investor group specializing in preconstruction real estate. They are currently promoting a free e-book on the subject.

I'm interested in your own stories, because although I don't personally know much about preconstruction, I have a friend who recently locked in an interest rate and started paying on a townhouse in a community that is still being developed. It sounds like her experience is going well so far, but I've read that sometimes the developer is nearing the end of their term and just wants to save money, so they scrimp on the last few homes and really rip off their buyers. Did this ever happen to any of you? I think that preconstruction can be a good investment--but like all investments, there are inherent risks.

Either way, just make sure you make a well-informed decision when it comes to preconstruction properties. One of the best ways you can do that is to check out the preconstruction e-book that offers information about group buying concepts that will maximize your benefits and reduce your risks.

AT&T, Cingular, ?!

I was driving along recently, just listening to the radio, and I heard a commercial that Cingular is becoming AT&T. I was like, "wait a minute, didn't AT&T recently become Cingular?" And now it's going back? I don't know what is behind this weird "reverse merger," but maybe you do, so I'm proposing it on this post. What do you think about all this? I personally think AT&T is a more widely known name than Cingular, but at the same time, maybe more people are sick of AT&T by now and want something new--like Cingular--to fit the bill.

Well, with all that said, given the new merger, it's time to take advantage of new AT&T phones from Wirefly. As you know, whenever a phone company broadcasts a name change, or a merger, or anything big, they like to offer a great new deal, so this would be a great time to get a contract with AT&T-turned-Cingular-turned-to-AT&T. Coal?

Hello there,

I sent off an email to my realtor asking what she thought of a particularly lowball offer for the home that I like, but that will need LOTS of updates. It's basically frozen in the 70s, and it's going to take a lot of money to make it look nice. That includes a completely renovated kitchen and of course, new carpeting or hardwood floors, and obviously new paint. It needs a lot, so I don't want to start off with a huge mortgage. But it's in a great neighborhood, so if I could fix it up, I would have a real gem.

Right now, it's a diamond in the rough...but maybe it's just coal.

Choosing an area

Hello there,

One of the most important things about making sure I get the right townhouse is actually SEEING it. For many people, this is no big deal, but for me, it's a problem, because the townhouses I'm looking at are relatively far away, and it's not easy for me to just drive around and look at places. Backup

You know a website means business when they have a really awesome domain name. I bet IBackup of IBackup - Online Backup and Storage is just such a site. Think about it, if they weren't serious into doing business they could probably sell a domain name like that for several thousand dollars. But they wouldn't do that. They're quickly becoming a leader in online backup and storage, and with the way the internet is progressing, that's gonna be a big sector really soon. Laptops are getting smaller and more mobile...wireless internet is popping up more and more places...having all of your files stored online as opposed to a hard drive is certainly starting to make a ton of sense.

Training the boss

You'd think that my boss would be helping me do my job. But it's the other way around. She's the new one here at the box company and still doesn't understand the computer software we use. Not that I'm an expert, but I know more than she does. They should've just hired me to be the boss!
